On May 14, 2020 Governor DeSantis issued Executive Order Number 20-121 extending the moratorium on residential evictions for non-payment of rent until June 2, 2020. Landlords should not serve 3-Day Notices until after this moratorium ends. The order only affects residential evictions involving non-payment of rent.
Landlords are still permitted to file commercial evictions and residential evictions for other matters, including lease violations, holdover tenants after lease expiration, and termination of month to month tenancies.
In addition, this moratorium does not affect properties that are otherwise covered under the Federal CARES Act eviction moratorium.
