Can you hold a place before I apply?
Unfortunately, we cannot hold a property before you submit an application. To ensure fairness, properties are available on a first-come, first-served basis once a complete application is received and approved. We recommend submitting your application as soon as possible to secure the property you’re interested in. -
Do I pay first month’s rent and last month’s rent with my security deposit?
Typically, you are required to pay the first month’s rent and a security deposit at the time of lease signing. The last month’s rent is not usually required upfront unless specified in the lease agreement. Be sure to review your lease terms for exact payment details. -
How old do you have to be to apply?
You must be at least 18 years old to apply for one of our rental properties. All applicants aged 18 or older are required to complete a rental application and undergo the screening process. -
Is the deposit refundable?
Yes, the security deposit is refundable, provided you meet all the terms of your lease agreement. This typically includes returning the property in good condition (minus normal wear and tear), fulfilling the lease term, and ensuring there are no outstanding balances. Any deductions will be itemized and communicated to you. -
Who needs a cosigner?
We do not accept cosigners. All applicants must meet the rental requirements on their own. -
You have a property I want to rent. How do I apply?
If you’d like to apply for one of our properties, just contact us. Our listing agent will provide you with the application link. -
How do I pay rent?
Rent payments are made through the Tenant Portal. Quick, secure, and available anytime. -
I want to get a pet. What do I do?
If you’re considering getting a pet, you’ll need to check the terms of your lease and our pet policy first. Contact us to request approval, as some properties may have restrictions on the type, size, or number of pets allowed. You may also need to provide documentation, such as vaccination records, and pay a pet deposit or monthly pet rent if approved. -
I want to move out, but my roommate wants to stay. What do I do?
If you’re planning to move out while your roommate stays, you’ll need to notify us as soon as possible. All changes to the lease must be approved in writing. This may involve removing your name from the lease and ensuring your roommate meets the rental qualifications to remain in the property.
Please note that you’re still responsible for the lease obligations until these changes are finalized. Contact us, and we’ll guide you through the process.

My lease expiration is coming and I want to move out. What do I do?
If you plan to move out at the end of your lease, you’ll need to provide written notice according to the terms outlined in your lease agreement at least 30 days before your lease expires. via the portal or by email at the contact in the lease -
Who is responsible for paying for repairs & maintenance requests?
As a tenant, you are generally responsible for maintaining the property in good condition and promptly reporting any needed repairs. The cost for repairs that are due to normal wear and tear, or issues that fall under the landlord’s responsibility, will be covered by the landlord.
However, you may be responsible for repairs if damage is caused by neglect or misuse. Please refer to your lease agreement for more details on maintenance responsibilities. If you have any questions, don’t hesitate to reach out!
